Our Property Facts inspection process starts and ends with our clients.

We meet with our clients before the inspection to see if they have any concerns that they would like us to address. We perform a multi-point inspection on all visible components of the property and provide a digital report on any deficiencies. After our client receives the report, we schedule a follow up call to go over the report and answer any questions. As an added bonus to our clients, Property Facts can also help track renovations and give reminders of any upcoming maintenance items. We can also help with supervising any future renovation projects.

Annual Inspections

An annual inspection is designed to help you prioritize repairs and maintenance, budget for replacement of aging systems, implement suggestions to extend the useful service life of major elements and address concerns before they develop into costly repairs.

Pre-listing inspections

When it is time to sell or rent a property, have it inspected by a Property Facts inspector. In this competitive market, having a third party inspection performed can help prevent future problems and ensure a quick rental or sale at a fair value. You’ll receive a digital report on the overall condition of the property.

Warranty Expiration Inspections

If you are purchasing a new property, it is a good idea to have a Property Facts inspection within 30 days or before the expiration of the warranty. We will document any conditions that may be covered under the warranty plan, and we will check the appliance’s performance and look out for any recalls.

Rental Move In/Out Inspection

Having Property Facts perform an inspection provides you with the details you need on the overall condition of your property. We make it easy for property owners to determine the overall state of their investment.

Air Quality Testing

We provide comprehensive residential and commercial air quality testing services throughout Alberta. We perform CERTIFIED mold and IAQ investigative and testing services for residential, educational, and commercial environments.

  • Indoor Air Quality (IAQ) refers to the air quality within and around buildings and structures, especially as it relates to the health and comfort of building occupants. Understanding and controlling common pollutants indoors can help reduce your risk of indoor health concerns. Health effects from indoor air pollutants may be experienced soon after exposure or, possibly, years later.

  • Some health effects may show up shortly after a single exposure or repeated exposures to a pollutant. These include irritation of the eyes, nose, and throat, headaches, dizziness, and fatigue. Such immediate effects are usually short-term and treatable. Sometimes the treatment is simply eliminating the person's exposure to the source of the pollution, if it can be identified. Soon after exposure to some indoor air pollutants, symptoms of some diseases such as asthma may show up, be aggravated or worsened.

  • Other health effects may show up either years after exposure has occurred or only after long or repeated periods of exposure. These effects, which include some respiratory diseases, heart disease and cancer, can be severely debilitating or fatal. It is prudent to try to improve the indoor air quality in your home even if symptoms are not noticeable.

 
 
 

Our 7 step inspection process

Appointment confirmation

After having booked an inspection with Property Facts our client will receive an email from us to confirm the booking and review our agreement.

Pre-inspection and exterior

On the day of inspection our inspectors will arrive on site 30 min before the scheduled time to conduct a pre-inspection of the property. Looking at the exterior from the roofing, to the grading of the property. Once our client arrives we will go through our findings of the exterior of the property.

Kitchen, bathrooms, appliances and plumbing

We will then start inspecting the inside of the property starting with the kitchen and bathrooms. We will run all appliances and plumbing fixtures. Property Facts will then conduct a Flair inspection looking under all plumbing fixtures for leaks and exterior walls for any cold spots.

Interior finishing inspections

We will then inspect the interior finishing; walls, cabinets, doors,windows and flooring. Checking outlets, exhaust fans, smoke detectors and the interior of the garage. At this point we will go through our findings of the garage, main floor and upper floor.

Heating and cooling systems

We will run the heating and cooling system checking vents for heat and air flow. Looking specifically at the utility room, check the furnace, A/C, hot water tank, electrical panel, chimneys, floor drain, sump pump, HRV and air supply. We then do a visual inspection of the foundation, followed by a Flair inspection. Moving then to inspect the attic. At this point we will go through our final findings, answering any questions and concerns.

Report

Our Property Facts inspectors will then review all findings, write and publish a report.

Review

Finally, we will book a time to go through the report with our clients.

  • 2001-2500 sq ft: $550.00

  • 2501-3500 sq ft: $600.00

  • 3501-4500 sq ft: $750.00

  • Mold testing (includes 3 samples): +$375.00
